Not every B2-rated building needs a full re-clad. Depending on what’s actually driving the risk, there are usually a few genuine options on the table, and the right one has real cost and timeline implications:
- Full recladding — removing the existing system entirely and replacing it with a compliant one. Usually necessary where the cladding material itself is the core problem across most of the building.
- Targeted remediation — replacing or correcting only the specific elements driving the risk, such as adding missing cavity barriers or replacing cladding at high-risk zones, while leaving compliant sections of the wall untouched. Often faster and cheaper where the issue is localised.
- Alternative fire engineering solutions (PAS 9980) — in some cases, additional fire safety measures — enhanced compartmentation, upgraded detection, or sprinkler provision — can offset a risk that would otherwise require full recladding, provided a fire engineer can demonstrate the overall risk is brought to an acceptable standard.
Which route is right depends on the specific findings, the funding route available (some schemes have conditions on what they’ll cover), and the building’s use and layout. This is usually the point where it’s worth getting a fire engineer and a remediation contractor looking at the same evidence together, rather than getting a survey report first and a completely separate remediation quote later based on a re-interpretation of it.
